Property investment returns are rising to healthy levels once again, ebbing worries of those concerned about investment returns on real estate. This is an indicator of a recovering property market poised to reward wise investment practices.

As measured by the IPD US Annual Property Index, the US real estate investment performance started improving in 2010 when it delivered its third strongest annual returns over the past decade, at 14.2%. This was surprising given the extent of distortion in the capital markets in 2008 and 2009, says Jim Valente, director of performance and risk analytics at IPD. And in Q1 2011 too, the trend turns positive with fund managers making buy-sell decisions to reposition investment in an improving economy.

The unpredictable movements in the underlying US market values over the last three years, is ebbing with market values becoming moderate, cap rates stabilizing, and bank lending and capital market issues being solved. Capital is once again flowing back into markets.

Investment is something that one makes in any form in expectation of getting higher returns.
Real Investment and Financial investment differ from one another. Real investments refer to investments where one wherein monitory investment is done in productive and tangible assets. They can be land, plant, machineries and equipments. They are used to continuous flow of revenue with a particular outflow.

Financial investment is done in Shares, Mutual funds, Insurances etc. They are always expected to provide the organization substantial flow of revenue in the future. However this may depend on how much the organization is giving yield to its investors and their capital gain.

After all both the financial and real investments are available for the investor. It is his perspective about where he should invest for a sound safe and stable return.
